In the Region | Long Island: East End Homes Prepare for Guests

“It goes a long way to paying our taxes locally,” said Mr. Stoecker, a senior vice president of Town and Country Real Estate in East Hampton, “and it’s a positive experience all the way around.”

So goes life as summer approaches in the Hamptons. Happy for a windfall, homeowners are cleaning out kitchens and closets in anticipation of paying guests. The homeowners then decamp  for less pricey accommodations or  take vacations with their bounty. In some cases investors are sprucing  up their well-appointed houses, enticing renters willing to pay $15,000 or $50,000 or $100,000 for a month — or  more than $600,000 for a Memorial Day to Labor Day stay (and that’s not including the maid, the pool boy, the gardener or the electric bill).

“We have very few hotels,” said Gary DePersia, a senior vice president of the Corcoran Group in East Hampton. “Renting a house has become a convention out here.” It is also something of a race for the most suitable property, with “people in a frenzy trying to find the right house,” whether that’s a $35,000-a-month rental, or a $300,000-a-season rental.  “Each renter has their own idea of what their Hamptons experience should be,  have a location in mind, a bedroom count in mind and a price in mind,” Mr. DePersia said.

From Westhampton to Montauk, Shelter Island or the North Fork, there are 5,000 to 7,000 rental listings on the market at any given time, Mr. DePersia said, but “in any location, there are only a finite number of good houses.” With prices higher than last year’s and places renting at a faster pace, he said, the winners are houses with amenities like  flat-screen televisions, DVD players, wireless Internet access and fresh-looking furnishings. “People expect the same amenities out here as when they stay in a fine hotel,” he said.

Fifteen years ago, he recalled, most Hamptons rentals were taken for the entire summer. As the economy dipped in recent years, the two-week rental became more popular, as well as options to rent for August only, or for July through Labor Day, to coordinate with children’s day-camp schedules. People “are not going to downsize the house,” so instead they book a shorter stay, he said.

Lawrence Citarelli Jr., the president of First Hampton International Realty, has a $395,000 listing for anyone interested in spending July in a 12-bedroom 12-and-a-half-bath mansion on six acres — with pool, tennis and eight fireplaces (in case it gets chilly).

Mr. Stoecker and Jennifer Wilson, who work as a  team for Town and Country, have an inventory of 93 homes for sale and 785 summer rentals. So far, Ms. Wilson estimated, about 60 percent of rentals have been scooped up, and more than last year are being rented for the whole season.

Indeed, Mr. Stoecker said, this season seems more like the days before the market took a nose dive — with renters who started shopping on Thanksgiving weekend and trudged through the ice and snow, then “pulled the trigger” in January.  He also said that houses south of Route 27 usually rented first and that communities “with the  most inventory are the woodsy sections of East Hampton, Amagansett and Sag Harbor.”

But despite Mr. Stoecker’s enthusiasm, perusals of sites like Craigslist turn up a wealth of options for single-week stays, or even long weekends. One recent example is a historic house on a Peconic Bay inlet in Sag Harbor with “lots of lounging areas,” according to the advertisement. Weeks in May and September are $3,200, in June and July $3,800. Cleaning and utilities are included. (When stays are longer, utilities, housekeepers, swimming coaches, landscapers and pool cleaning services can add 15 percent or more to a tenant’s bill, brokers say.)

One of Mr. Stoecker’s properties, a 3,000-square-foot North Haven house on two acres with a waterfront pool and a private beach on Sag Harbor Bay, belongs to Shannon Such and Howard Deutsch. It is listed for $295,000 for the summer. For the last 25 years it has been rented out for the summer — for 23 of them to the same family.

Ms. Such, a lawyer in Manhattan, says that in the fall, winter and spring her husband spends most of the time enjoying the “almost spiritual” water views at the “light and airy and informal but fun” cottage, while she comes out to the East End on weekends.

Summer is “a beautiful time, but it is a crowded time,” Ms. Such said. “It gives us an opportunity to travel”   — this summer to Peru — and the presence of tenants easily covers the annual cost of maintaining the house. “It is a bit of an annuity.”  

Dee Kerrigan Perfido, a broker-owner of First Hampton International Realty in Westhampton Beach, said she had seen a “nice uptick” in rentals for the first time in three years. Waterfront homes for rent are “going very quickly,” partly because many that sat out the downturn as rentals have now sold. Former tenants are among the buyers. “Renters have decided they liked it here and they’ve bought,” Ms. Kerrigan Perfido said.

Top 10 Most Expensive Homes for Sale in the U.S.

These features and more make up our 2011 list of the most expensive homes for sale on Zillow. All priced above $50 million, this year’s round-up is a mix of new extreme eye candy and some repeat performers from the 2010 list, including the Spelling Manor, which tops our list for a second time with an unchanged and staggering asking price of $150,000,000.

1. Spelling Manor (above)
Location: Los Angeles, CA
For Sale: $150 Million

Not only does the Spelling Manor top our list of most expensive homes on Zillow for the second time in a row, but the 123-room mega-mansion, which hit the Los Angeles real estate market last September, is said to be the most expensive home for sale in the U.S. Current owner Candy Spelling (widow to late TV producer Aaron Spelling and mother to actress-turned-reality TV star Tori Spelling) purchased the property from legendary entertainer Bing Crosby. The French-chateau-style estate sits on 4.7 acres and illuminates luxury at every turn. Unique features of the three-story, 56-500-sq ft home include a 17,000-sq ft attic with a barbershop and salon, rooftop garden, two-lane bowling alley, service wing with staff quarters, China room, gift-wrapping room, and wine tasting room. According to a recent interview, the 63-year-old Spelling is downsizing from “The Manor” to a two-story Los Angeles condo she purchased for $47 million last year.

2. Tranquility (above)
Location: Zephyr Cove, NV
For Sale: $100 Million

Another most expensive homes veteran, “Tranquility” is the highest-priced listing in the state of Nevada. It also held the top spot on Zillow’s Most Expensive Homes list in 2009, until the Spelling Manor hit the market with its $150 million asking price. The 210-acre property, originally listed in 2008, is situated on its own private lake with a total of eight separate buildings including a 20,000-sq ft main residence. Also included on this rare piece of Zephyr Cove real estate is an art studio, boat house pavilion, gym with indoor basketball court, horse stable, two par-3 golf holes, and a 16-car garage. As if that wasn’t enough to explain the $100 million price tag, the prestigious property also comes fully furnished.

3. Frank Woolworth Estate (above)
Location: Manhattan, NY
For sale: $90 Million

Retail magnate Frank W. Woolworth commissioned three townhouses to be built for each of his three daughters back in 1911. This one, designed by renowned architect Charles Pierpont Henry Gilbert, was  completed in 1916 and is the biggest of the three. With a $90 million asking price, it became the priciest listing on the Manhattan real estate market when it was posted for sale this past March. The 35-ft wide, 7-story home boasts 18,000-sq ft,  and has 10 bedrooms, 11.5 bathrooms, three kitchens, a paneled library, elevator, 14-ft ceilings, private gym, and a formal dining room with seating for up to 50 guests.

4. Versailles (above)
Location: Windermere, FL
For Sale: $75 Million ($100 million finished)

It may not be the most expensive property on the market, but the gigantic Windermere, FL mansion, known as “Versailles,” is reported to be America’s “largest single family home under one roof.” The palace-like estate, architecturally inspired by the royal residence of Louis XIV, is situated on a 10-acre peninsula along the shoreline of Lake Butler. While the breathtaking property is still under construction, offered at $75 million “as-is” or $100 million finished, the 66,800-sq ft is blueprinted to include every thinkable amenity a homeowner could imagine. Listed in May 2010, this Windermere real estate gem features 13 bedrooms, 23 bathrooms, three pools, a baseball field, two tennis courts, grand hall, two grand staircases, two-story wine cellar, indoor roller rink, movie theater with a balcony, and his-and-her offices separated by a two-sided, 12-ft aquarium.

5. Madison Ave Townhouse (above)

For Sale: $72 Million

Another 7-story New York townhouse joins the Woolworth mansion on this year’s list. This Madison Avenue home appeared on Zillow’s “Most Expensive Homes” list in September 2010 and, with an unchanged asking price of $72 million, has snagged a returning spot. Located on prestigious Madison Avenue, this rare piece of Upper East Side real estate is fully renovated and retains all of its original architectural details. It contains 12,000 sq ft, 10 bedrooms, a central staircase, and elevator. It is owned by a rare-maps dealer.

6. Wehba Mansion (above)

For Sale: $68.5 Million

Believe it or not, there is another “Tranquility” mega mansion that falls onto our list, one that is also a returning member from last year’s round-up. Owned by PGA star Greg Norman (the “Great White Shark”), Jupiter Island’s version of Tranquility is a six-building compound that sits on over eight acres with 172 feet of oceanfront. In addition to the main house, there is a grill house that adjoins a 50-ft pool, tennis court, 3-bedroom coach house with 4-car garage, carriage house with a 6-car garage and gym, 2-bedroom oceanfront guest house, a boat shed, dock suited for a large yacht, and a 5,500-sq ft west lawn currently set up as the perfect waterfront putting green. Tranquility initially hit the Jupiter Island real estate market in 2008, with the same $65 million asking price.

Fit for a (Future) King! See U.S. Homes Ideal for Royal Couple Will and Kate

It’s one of the biggest events of the year and it’s not even happening in the U.S. Britain’s royal couple Prince William and Kate Middleton are getting married Friday, April 29 at 11 a.m. United Kingdom time. (For Americans, live coverage begins at 4 a.m. ET).

The couple will continue to live on the Welsh island of Anglesey where William is a search and rescue pilot and they will eventually move to a six-bedroom home at Harewood Park in Herefordshire, commissioned to be built by Prince Charles, according to the UK paper The Daily Mail. While in London, they have access to an apartment at the Clarence House, the official London residence of The Prince of Wales, The Duchess of Cornwall, and Princes William and Harry.

To get in the spirit, we found some U.S. homes that are fit for royalty. While we couldn’t find any manors built in the 1600s, we did find a few English-style estates with amenities that would remind the couple of their home across the pond, if they ever chose to move here.

For Sale: $14,750,000

Our first stop for British-style estates is Greenwich, CT where wealth and history abound in mansions situated among sprawling English gardens. The median Greenwich home price is $1,097,600 — which is far more affordable in British pounds, considering that the current exchange rate (as of this writing) is $1 to £0.60.

This 11,800-sq ft Tudor-style estate was built in 1929 and sits on 3.5 acres complete with a walled garden and carriage house. The 19-room manor has antique parquet, marble and limestone floors, and includes an English oak library, breakfast room, and butler’s pantry. Included on the 1.5-acre property is a tennis court, pool house, “romantic gardens” and patios. Inside, an English conservatory and library, gourmet kitchen, butler’s pantry, and breakfast room round out the estate.
