Atlanta Real Estate News, Tina Fountain Realtors News

There's no doubt that the Atlanta Real Estate market has turned, and now is in favor of buyers.  Actually, we are working with more buyers now than anytime in recent memory. The main difference is that the buyers have a tremendous amount of homes to choose from and they can get more home for their dollar, and near record low interest rates.

But of course, any buyer wants to get the best deal possible, and with all the media attention that's been given to the current economic situation, foreclosures and short sales are what buyers typically perceive as the best deals.

Many times we'll have buyers who ask to only see homes that are foreclosures and end up buying a home that is not in foreclosure, but is priced competitively.  Savvy homeowners who are selling, recognize that in order to sell their home they have to price it according to current market conditions.  When homes in their neighborhood are foreclosures, they have to price their home at or near the same level, or be prepared to wait.

So as a buyer, how do you find foreclosures? Recently, First Multiple Listing Service (FMLS), the listing service that metro Atlanta real estate agents use, created a unique category for Realtors to indicate when a listing was in foreclosure or was available as a short sale. Since we place such a high priority on keeping our website current with all the latest and greatest features, we went to work to make this enhancement available to our customers as well.

Finding foreclosures on tinafountain.com is easy. From our home page, simply click on the Listings button in the top navigation bar, or enter www.tinafountain.com/idx/ in your browser.  Scroll down and click on the Foreclosures Only check box, then click on Search. It's that simple.

Of course, if you would like to narrow your search to a particular area, price range, or other preference, you can make those choices as well.

You'll even have the opportunity to save your searches and listings to view again, or you can email them to your friends and family.

Keep in mind that foreclosures are receiving a great deal of attention, but they are not always the best deal. Just because a home is in foreclosure does not mean that it's a bargain.

You'll need a Comparable Market Analysis prepared to help determine a homes given market value, and a professional Tina Fountain Realtor is your best source. In addition to preparing the CMA, we bring a tremendous amount of local market knowledge to you, chances are that we've recently sold homes in the same neighborhood.
